Project scope guide

Define the work before the estimate.

A useful scope explains what changes, what stays and what needs a separate decision. Start with the rooms, then work through conditions, selections and responsibilities.

Five details to clarify

  1. 01

    Rooms and priorities

Name each room and the changes you want to consider. Distinguish essential needs from optional ideas.

  2. 02

    Existing conditions

Note the condition of surfaces, cabinets and fixtures, along with anything that needs investigation. A concept image cannot reveal concealed conditions.

  3. 03

    Finishes and materials

Identify what will stay, what may be replaced and which selections remain open. Include the finish transitions between adjacent surfaces.

  4. 04

    Area and measurements

An approximate area in sq ft can help organize the discussion. Dimensions for actual work need to be verified separately.

  5. 05

    Access and timing

Consider access, building restrictions, use of the rooms during work and a preferred period. A preference does not reserve a start date.

Match the planning option to the decision

  1. 01

    Home and apartment renovation

Organize the rooms and the proposed order of work. The planning outcome is a room-by-room scope with a sequence to discuss.

  2. 02

    Kitchen and bathroom updates

Review each room separately. The planning outcome is a list of selections, work items and unresolved questions for that room.

  3. 03

    Layout and finish planning

Compare room arrangements and finishes. The planning outcome is a concept layout with a coordinated material palette.

Set responsibilities separately

  1. 01

    Specialist and structural work

Electrical, gas and structural work are not included automatically. Define those items separately and confirm the qualifications and approvals they require.

  2. 02

    Building and permit requirements

The approval path depends on the work and the type of building. Detached houses, townhomes, apartments and condos should not be assumed to follow the same process. Confirm permit responsibilities before work.

  3. 03

    Concepts and construction

A concept helps compare choices. It is not a measured or permit-ready drawing, construction authorization or an agreement to perform the work.

  4. 04

    Older painted surfaces

If work may disturb paint in a home built before 1978, check applicable lead-related requirements and the qualifications of the people doing the work before proceeding.

Scope reviewed before pricing

Rooms, quantities, selections, existing conditions and access all affect an estimate. Taxes and any permit or specialist costs need to be addressed in the agreed scope. This site generates no price or project timeline.

Keep changes in writing

Describe a proposed change and its effect on price, sequence and timing. Confirm agreement before changed work begins, so everyone refers to the same scope.

Review a practice brief

Use fictional details to try the local check. It sends nothing, saves no form entries and does not schedule a site visit.
